Frequently asked questions.

These FAQs cover the questions we’re most often asked. If your situation is a little more specific, contact us we’re here to help.

What does a mortgage broker do?

A mortgage broker helps you find, structure, and apply for a home loan that suits your situation. Brokers work with a panel of lenders and guide you through the entire process, from strategy and application through to settlement and beyond.

How is using a broker different from going directly to a bank?

A broker compares options across multiple lenders, explains the pros and cons, and helps structure your loan around your goals - not a single institution’s criteria.

Do you charge a fee?

No we don't charge a fee. We are paid a commission by the lender once your loan settles. If a fee ever applies, it will always be discussed upfront - no surprises.

How many lenders do you work with?

We work with a broad panel of lenders, including major banks and specialist lenders. This gives us flexibility to find the right fit for our client's situation and goals.

How long does the home loan process take?

It varies by lender and complexity, but generally:

  • Pre-approval: 1–5 business days

  • Formal approval: 5–10 business days

  • Settlement: typically 4–6 weeks after contract

We’ll guide you through each step and keep things moving.
